Every part of this city moves differently
Simi Valley is not one kind of housing stock. It runs from 1920s hillside cabins in the Knolls to 1960s tract ranches on the flat to hillside master-planned homes built in the nineties, and the practical business of getting furniture out of each is genuinely different.

Wood Ranch
Hillside, master-planned, and the reason we own more than one size of truck. The streets curve up behind the Wood Ranch Golf Club, a lot of the driveways are steep enough that a loaded 26-footer should not attempt them, and several sections are gated with their own access rules. We plan Wood Ranch moves around where the truck can actually sit — often at the kerb with a longer carry, which costs you nothing extra with us because we do not bill long carries.

Santa Susana Knolls
Tucked under the Santa Susana Pass at the east end of town, the Knolls is the oldest part of the city and the hardest to move in. Narrow winding lanes, no sidewalks, hillside lots, and turns a full-size moving truck simply cannot make. We know which streets to stage a smaller truck on and shuttle from. If you live up there, mention it when you call — it changes the equipment, not the price.

Texas Tract
Single-story tract homes on a flat grid with wide streets and driveways a truck can back into. Mechanically these are the easiest moves in the city. What they are not is small: houses people have been in for thirty and forty years, with a detached garage and a lifetime of storage in it. The lifting is easy; the sorting is the job.

Bridle Path
Horse property, long driveways, big lots and outbuildings. Moves here often include tack, feed and equipment as well as the house, and there is usually room to bring the truck right up. Worth telling us about the barn when you book, because it is frequently more volume than the house.

Big Sky and the north end
Newer construction, wider streets, two-story homes and modern layouts. Straightforward truck access, but more stairs than the older parts of town and more of the oversized furniture — sectionals, media units, king bedroom sets — that has to come apart to clear a stairwell turn.

Central Simi, Sinaloa and Indian Hills
The 1960s and 70s tracts either side of Los Angeles Avenue, running back toward Rancho Simi Community Park and the Civic Center. Mostly single story, generally easy access, and the part of town where we do the most senior moves — original owners now downsizing out of the house they raised a family in.

What moving in Simi Valley actually involves

Summer heat decides the start time
Simi runs hotter than the coastal side of the county — the valley traps it, and July and August afternoons are genuinely punishing to work in. We start summer moves early, usually first thing, so the loading is done before the worst of it. A crew that starts at eleven in August is a crew that is slower by two.
Santa Ana winds are a wrapping problem
When the winds come through, an open truck and loose furniture pads become a real nuisance and anything on a hand truck gets unstable in the open. On wind days we wrap tighter, close the truck between loads and work the lee side of the house where we can.
The 118 sets the schedule
Moves between Simi Valley and the Conejo Valley or the west county run on the 118 and the 23, and the morning direction matters. We schedule around it rather than sitting in it on your clock — which is a real cost when you are paying hourly.
Two local quirks worth knowing. Event days at the Ronald Reagan Presidential Library back traffic up along Presidential Drive and Madera Road, which matters if your move is on that side of town. And the retail blocks around the Simi Valley Town Center have loading restrictions that catch out anyone moving a business in or out of them — we check before the day rather than on it.
Older homes, narrower doors
A lot of the 1960s stock has doorways and hallway turns that modern furniture was not designed for. Sectionals and king box springs are the usual casualties. This is what the disassembly and reassembly included in the rate is genuinely for.

How much does it cost to move within Simi Valley?
Local moves inside Simi Valley are priced hourly by crew size and truck. Most three-bedroom moves within the city are a single day with a three-person crew, and a one-bedroom apartment or condo is usually finished in half of one.
Stairs, long carries, fuel, wardrobe boxes and furniture assembly are included in the rate rather than added to it, and there is no deposit to book a date.

Can you get a truck into the Santa Susana Knolls?
Not a full-size one, on most of those streets. The Knolls has narrow winding lanes with no turnaround for a 26-foot truck, so we stage a smaller vehicle and shuttle, or park at the nearest usable point and carry.
It is a normal part of working in this city and it does not change your rate — we do not charge for long carries. What it does change is the equipment we send, so tell us the street when you call.
Do you move people out of Simi Valley to other parts of California?
